House Rules & Guest Guidelines

Welcome to The Vistan Villa – Malaya! Enjoy your exclusive private getaway while respecting our property and its facilities.

1. Check-In & Check-Out

Check-in: 2:00 PM

Check-out: 11:00 AM

Early check-in and late check-out are subject to availability and management approval.

Approved extensions cost ₱1,000 per hour.

2. Cancellation & No-Refund Policy

All confirmed direct reservations are non-refundable.

Cancellations, no-shows, and unused nights are not eligible for refunds, except when required by applicable law.

Reservations made through Airbnb follow the cancellation and refund terms applicable to the booking.

3. Rebooking & Date Changes

Rebooking requests must be submitted at least 30 days before the original check-in date.

An approved rebooking is subject to a ₱2,000 service charge for direct reservations.

All requests are subject to management approval and availability.

Rebooking is not guaranteed. Any applicable rate difference must be settled.

Airbnb reservation changes must be processed through Airbnb and comply with its policies.

4. Guests & Visitors

Only registered guests are allowed to stay overnight.

Additional visitors require management approval.

Guest capacity must not exceed the approved limit.

Additional charges may apply for extra guests.

5. Celebrations & Gatherings

Birthdays, reunions, team building, and private celebrations are welcome.

No fixed property quiet hours, but guests must comply with applicable local noise regulations and avoid unreasonable disturbances.

Events involving outside suppliers, special equipment, or decorations require prior approval.

All activities must be safe and legal.

6. Swimming Pool Guidelines

Children must always be supervised by adults.

No diving, running, or dangerous activities near the pool.

Glass bottles and breakable items are not permitted in the pool.

Guests must use the swimming pool responsibly.

7. Clean As You Go (CLAYGO)

CLAYGO POLICY IS STRICTLY IMPLEMENTED.

Clean up after using the kitchen, dining area, and outdoor spaces.

Properly dispose of garbage in designated bins.

Wash used kitchenware and return items to their designated places.

Excessive mess or cleaning requirements may result in additional cleaning charges where permitted.

8. Smoking & Pets

No smoking or vaping inside the villa.

Smoking is permitted in designated outdoor areas.

Pets are allowed with prior approval and must wear diapers indoors.

Pet owners are responsible for cleaning and damages.

9. Property Damage & Security

Guests are responsible for damages or missing items caused during their stay.

Please report accidental damages immediately.

A ₱5,000 refundable security deposit applies to eligible direct reservations, subject to inspection and documented deductions.

Airbnb reservations follow Airbnb's applicable security deposit and damage claim procedures.

10. Before Check-Out

Turn off air-conditioning units, lights, and appliances.

Return furniture and equipment to their original positions.

Clean used kitchenware and dispose of trash properly.

Check all personal belongings before leaving.
